It is planned for this format to be used in the future to give the City
Council a quick update on the progress of the Town Center. As can be seen fi-om the
"report card", most of the research that the Town Center Task Force undertook has been
completed. The Task Force is still working with Hoisington, Koegler Group Inc. (HKGi)
on the Fiscal Impact study. As the City Council knows, the Calthorpe Process is complete
and we expect to receive their final report in the next few weeks. The Task Force is still
working on a City-directed general concept plan for the Town Center area as well as
Town Center. Zoning Districts and Design Standards. The status 6f these items are
described in more detail below. Finally, staffwould like to mention that thi~ Task Force is
working on compiling a year-end report that will summarize the findings of the Task Force
and provide copies of the reports used as part of the Task Force's research A copy of the
"report card/status report" is attached.

Council Action:

No action needed at this time.

Case #2

Background:

Town Center Zoning DistrictS/Design Standards

Staff has included the latest draf~ of the zoning and design regulations governing the Town
Center (dated January 2, 2003) for your information.
