less orientation on vertically mixed uses but still provide areas for <br />selective commercial along major connector roadways, and <br />residential that maintains at least 12 units per acre. <br /> <br />Design guidelines requiting pedestrian connections to the transit <br />station and associated amenities are an important component. <br /> <br />Town Center Periphery District - "TC-3" The Town Center <br />Periphery is located in the remainder' of Section 28 south of <br />County Highway 116 and is primarily for single-family detached <br />and attached housing. An emphasis on protection of areas and <br />corridors that link the natural environment to everyday life is <br />important is this area. Pedestrian and auto connections to the <br />transit station and the community are clearly 'defined. Residential <br />housing incorporates many traditional single-family neighborhood' <br />features such as alleys, carriage houses (accessory. apartrnents)} <br />front porches, and traditional street lighting. Commercial nodes <br />are appropriate at key intersections where they can integrate in to a' <br />neighborhood and compliment the TC-1 District core. <br /> <br />Town Center Retail Commercial District - "TC'4'' The Town <br />Center Retail Commercial area is located west of Armstrong Blvd. <br />and is designated to provide a location for large scale retail <br />commercial businesses that are not appropriate in the TC-1 or TC- <br />2 Districts. The TC-4 District accommodates "big box" retail uses <br />with large single story buildings and parking areas. These uses <br />don't necessarily require highway visibility to attract customers, <br />but do have market areas that extend beyond the community. The <br />TC-4 District is distinctly different than the B-2 District. by <br />prohibiting certain uses that do not compliment other TC Districts <br />and requiring a higher level of design for buildings and site <br />improvements. Although the TC-4 District is not necessarily a <br />highway oriented commercial district, access to T.H. 10 is <br />convenient. Multi-unit dwelling complexes are acceptable in the <br />TC-4 District when it can be demonstrated they complement <br />adjacent commercial development and have linkages to the TC-1 <br />District. <br /> <br />Town Center District - Jan.
