Example of shared Parking Calculation <br /> <br />The following example illustrates how to determine the reduction in demand from <br />joint-use, shared parking for a mixed-uSe area combining a 10,000 square-foot <br />restaurant and a 200,000 square foOt office. <br /> <br />Local parking standards might require 10 spaces per 1,000 square feet 'for <br />restaurants and 3 spaces per 1,000 for office. The 10~000 square foot <br />restaurant and the 200,000 square foot office would thus require 100 and 600 <br />spaces, respectively, or 700 total. <br /> <br />To determine parking demand if spaces are shared, parking demands for the 2 <br />uses would be added for given times, for both weekdays and Saturdays, to see <br />which hour 'produces the highest parking demand. In this case, 'the highest <br />total demand is at 2 pm on a weekday, when the restaurant is at 70 percent' of <br />peak and the office is at 95 percent of peak, for a total demand of 640 spaces. <br />This is 60 spaces less than would be required with the individual conventional <br />requirements. Larger reductions in demand are poSsible with uses that have <br />greater differences in their demand curves, such as office and cinema. <br /> <br />Developers are encouraged to add complementary uses to <br />developed land where shared parking can be utilized. For <br />instance, a large Pool of parking used for a retail center <br />could'be shared with a new office building built on the <br />same site. Likewise, businesses may agree to share parking <br />between adjacent parcels with complementary uses. <br /> <br />On-Street Parking. All streets .must have on-street <br />parking on at least one side. On-street parking shall <br />be counted towards the parking requirement of <br />adjacent buildings on the street side abutting the <br />uses. <br /> <br />Town. Center District - Jan.
