Whether the variance requested is the minimum variance <br /> necessary to accomplish the intended purpose of the applicant. <br /> <br />II. <br /> <br />follows: <br /> <br />Subd. 8. shall be renumbered as Subd. 7. and amended to read as <br /> <br /> Subd. 7. Any accessory building proposed to be within five (5) feet, <br />overhang to overhang, of the principal building shall either be made structurally a part <br />of the princiPal building or the wall and soffit area of the accessory bui!ding that is within <br />five (5) feet of the principal building shall be constructed to a one (1)-hour fire rating. <br /> <br />I[I. <br /> <br />follows: <br /> <br />Subd. 10. shall 'be renumbered as Subd. 8. and. amended to read as <br /> <br /> Subd. 8. For lots two (2) acres (87,120 square feet) or greater in size, the <br />detached accessory building may be located nearer the front property line than the <br />principal building provided the following criteria are met: <br /> <br /> a. The placement of the detached accessory building maintains <br /> compliance with the standard front yard structure setback <br /> requirement for the respective zoning district; and <br /> <br /> b. The exterior materials used on the. detached accessory building <br /> match those of the principal building on the subject property; and <br /> <br /> c. The accessory building is designed with soffit, fascia and eave <br /> overhang. <br /> <br />On lots less than two (2) acres (87,120 square feet) in size, the accessory building shall <br />be located in the side or rear yard and shall not be located nearer the front property line <br />than the principal building on that lot, unless a variance is obtained. This provision shall <br />not apply to attached garages that maintain compliance with the applicable front yard <br />setback requirement. <br /> <br /> IV. <br /> <br /> Subd. 12. shall be renumbered as Subd. 9 and is amended to orovide as <br />follows: <br /> <br />2 <br /> <br />-72- <br /> <br /> <br />
