The submitted preliminary plat shows a total of 115 housing units on 29.07 acres. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Preliminary Site and Landscaping Plan dated January 15, 2003, Revised February 11, <br /> 2003, Revised February 18, 2003 <br />c) Architectural Elevations of Proposed Units <br />d) Site Plan 'and Landscaping Plan Review letter dated January 31, 2003, Revised <br /> February 21, 2003 <br />e) Planning Commission Meeting Minutes dated January 2, 2003 <br />f) City Council Work Session minutes dated January 21, 2003 <br />g)' Draft Planning Commission Meeting Minutes dated February 6, 2003 <br />h) Letter from Dean Kapler, Fire Chief/Public Works Director dated January 31, 2003 <br />i) Proposed Findings of Fact <br />j) Proposed Ordinance <br /> <br />Notification: <br /> <br />Property owners located within 700 feet were notified of the proposed rezoning, state law <br />requires that the City notify property owners within 350 feet be notified. <br /> <br />Observations: <br /> <br />The property is 29.07 acres in size and currently is vacant and used for agricultural purposes. The <br />applicant is proposing to develop 79 single-family lots and 36 association-maintained cottages for <br />a total of ! 15 housing units. The property is currently zoned K-1 Residential and is located in the <br />Metropolitan Urban Service Area. The City of Ramsey Comprehensive Plan designates this area <br />for Iow density single-family residential development not to exceed a net density of 3 units per <br />acre or up to 4 units per net acre if townhomes are proposed as part of a Planned Unit <br />Development (PUD). The net density of the plat is 3.98 units per acre. The wetlands present on <br />the property have been factored, out in the net density calculation. <br /> <br />-133- <br /> <br /> <br />
