-134- <br /> <br />In addition to taking advantage of the option to develop at a density of up to 4 units per acre, the <br />applicant is proposing that the subdivision be processed as a Planned Unit Development (PUD). <br />The applicant is requesting the use of a PUD due to the unique nature of their development. The <br />applicant is proposing to develop a "new urbanist" subdivision that is characterized by smaller <br />lots, narrow streets, and a pedestrian-orientated design. <br /> <br />The following is a listing of deviations from City Code that the applicant is requesting to be <br />considered as part of the PUD request. <br /> <br />Smaller lot sizes for urban single-family lots. Current regulations require that urban single- <br />family homes be located on lots of at least 10,800 square feet in size. The proposed <br />development shows single family homes being located on lots ranging from 5,460 to 8,500 <br />square feet. <br />Narrower lot widths for urban single-family lots. Current regulations reqdire that urban <br />single-family homes be located on lots that are at least 80 feet wide at the front-yard setback <br />line. The proposed development shows lot widths for the urban single-family lots as narrow <br />as50 feet. <br />Reduced building setbacks.
