Preliminary Plat: The Village of Sunfish Lake <br />January 31,2003, Revised February 21, 2003 <br />Page 3 of 7 <br /> All of the above street widths Will be measured from back of curb to back of curb.. <br /> Intersection radiuses shall be a minimum of 25 feet to accommodate the turning movements <br /> of large emergency vehicles. .. <br /> <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Lot Size and Dimensions: Current regulations require that urban single family homes be <br />located on lots of at least 10,800 square feet in size: The proposed development shows <br />single-family homes being located on lots ranging from 5,460 to 8,500 square feet: In the <br />pursuit of creating a "new urbanist" neighborhood, staff finds these lots sizes acceptable, for <br />this particular development. However, ultimately a determination by the City Council will <br />need to be made on whether these deviations from City Code are acceptable. <br /> <br />Grading and Drainage: The drainage and grading plan submitted d'ivides the development <br />into three distinct basins. The northern portion of the development drains overland and <br />through storm sewers to a detention pond which is located adjacent to the south side of <br />Sunwood Dr. A strip of the plat along the. eastern b. Order drains overland to a natural wooded <br />depression which extends into the rear yards, of Chestnut Ridge 3rd Addition. The. <br />contributing drainage area to this existing depression has been significantly reduced in size <br />from the original drainage plan dated January 15, 2003. The remaining and largest portion of <br />the plat drain overland and through storm sewers to a two,cell detention pond: located in the <br />southwest comer of the site. The overflow from this pond would discharge through an <br />existing storm sewer into Sunfish Lake. <br /> <br />The north pond outlets-to a storm sewer in-Sunwood Drive which discharges to Wetland <br />114P which then outlets to the Rum River. This pond mUst be designed to accommodate a <br />100-year storm event which has been show to be at the 868.4 elevation On the latest <br />calculations submitted by the developer. The lot grades surrounding this pond are ail' higher <br />than the required two-foot above flood elevation that is reqUired. A 100-year backyard <br />ponding analysis must be performed for the backyard ponding asSoCiated with. the lots <br />between Streets B and C. <br /> <br />The natural wooded depression on the east side of the plat outlets through an existing storm: <br />se~er located on 146th Ave. and discharges into Wetland' 114P. The-100-year high water <br />elevation has been calculated' by the developer to be at the 866.7 elevation. The proposed <br />house pads within the proposed subdivisions are all two feet higher than this elevation; <br />however the existing house at 6001146th Ave. is only 1.8 feet above the I00-year high water <br />level. Additionally, an analysis showing the impact on the development on' this natural <br />depression is still being reviewed. " <br /> <br />The ponds in the southwest portion of the-plat Overflows to- Sunfish Lake which has not <br />outlet presently. Due to the lack of an outlet, this pond must be designed to 'accommodate <br />back to back 100 year precipitation events which is calculated to. be at the 866.43 elevation. <br />This elevation will require that the proposed lots southwest of Street A be raised 0.4 feet <br />from the proposed elevation. This elevation would also resolve the flooding in the backyard <br />at 617l 145th Lane. More precise topographical information will need to be provided for this <br />lot since the lookout elevation is shown to be 870.1 feet, however an 866 contour is shown to <br />run through to comer of the house pad. <br /> <br />-217- <br /> <br /> <br />
