MN 55434 <br /> <br />Re: Pdvenwick 3rd Addition <br /> <br />Dear Mr. Cheme: <br /> <br />I have reviewed the eighteen sheet set of plans dated February 11, 2003 and <br />specifications submitted for the above project. I offer the following comments: <br /> <br />1) <br /> <br />There should be a minimum, of 18 inches of vertical separation between <br />the bottom of the watermain and the top of the sanitary sewer where the <br />water utility passes over the sanitary sewer (the City standard plate WAT <br />3 has been rewsed to reflect this change). Sheets 2, 3, and 5 should be. <br />revised to reflect this. <br /> <br />2) Stationing should be added to all plan and profile sheets. <br /> <br />3) <br /> <br />On sheet 3 of 18 there appears to: be a sewer and water conflict for the <br />water service stubs at station 11 + 05, and at station 19 + 60. <br /> <br />4) <br /> <br />West of station 20 + 50 the watermain has been extended down the center <br />of Riverdale Drive, which may be relocated in the future through this <br />section. An alternative mighl[ be to place the watermain along the <br />north/south property' line and then along the south right-of-way of <br />Highway 10. This would place less encumbrance on the vacated portion <br />of Pdverdale Drive and the development potential of the acres to its south. <br />Please discuss' this possibility with the. developer. <br /> <br />5) <br /> <br />On sheet- 5 of 18 the sanitary sewer is short of the 7:5 feet of m~mmum <br />cover west of station 6 and 10. It. is suggested that the sewer slope <br />between MI-{ 4 and MH 13 be flattened to minimum slope to eliminate this <br />deficiency.
