-126- Councilmember introduced the following resolution and moved for its adoption: RESOLUTION #03-03- RESOLUTION GRANTING FINAL PLAT APPROVAL TO RIVEN'WICK 3m) ADDITION WHEREAS, Turtle Moon Inc., hereinafter referred to as "Devel0per", has properly applied for final plat approval on the following described property located in the City of Ramsey: Outlots D, E, F, G, H and M, Rivenwick, according to the recorded plat thereof, Anoka County, Minnesota and that part of Outlot B, Rivenwick, which lies southerly, and southwesterly of the following described line: Commencing at the northeast corner of said Outlot B: thence South 00 degrees 40 minutes 48 seconds East, assumed bearing, along the easterly line of said Outlot B, 7.71 feet; thence South 24 degrees 08 minutes 21 seconds west continuing' along said easterly line, 416.78 feet; thence southwesterly 428.75 feet, along a tangential curve concave to the northwest having a radius of 430.00 feet and a central angle of 57 degrees 07 minutes 45 seconds to a point of compound curvature and the point of beginning of the line to be described; thence northwesterly 401.42 feet, along a tangential curve concave to the north having a radius of 340.00 feet and a central angle of 67 degrees 38 minutes 43 seconds to a point of reverse curvature; thence northwesterly 477.56 feet, along a tangential curve concave to the southwest having a radius of 680.00 feet and a central angle of 40 degrees 14 minutes 17 seconds ;o a point of reverse curvature; thence northwesterly 167.26 feet., along a tangential curve concave to the northeast having a radius of 1160..00 feet and a central angle of 08 degrees 15 minutes 42 seconds; thence north 63 degrees 03 minutes 46 seconds west, tangent to last described curve, 379.90 feet; thence northwesterly 391.66 feet; along a tangential curve' concave to the northeast having a radius of 400.00 feet and a central angle of 56 degrees 06 minutes 05 seconds to. a point of reverse curvature; thence northwesterly 219.39 feet, along a tangential curve concave to the southwest having a radius of 440.00 feet and central angle of 28 degrees 34 minutes 07 seconds to a point on the west line of said Outlot B distant 330.13 feet southerly of the northwest comer of said Outlot B and said line there terminating. (the "Subject Property") ' WHEREAS, on June 12, 2002, the City of Ramsey received an application and sketch plan for the proposed plat of Rivenwick 3rd Addition; and WHEREAS, on July 11, .2002, the Planning Commission reviewed the sketch plan for Rivenwick 3rd Addition and recommended proceeding ro the preliminary plat stage with certain modifications to the plan; and WHEREAS, on July 11, 2002, the' Park and'Recreation Commission reviewed the proposed sketch plan of Rivenwick 3rd Addition and recommended that park dedication be satisfied with a cash payment and a portion of the park dedication fees be designated for park improvements to Riverdale Park and parkland along the Mississippi River; and
