While a major portion of the city's efforts has been <br />directed at new construction and development the city continues to chip away at <br />areas that need to be redeveloped. Of particular concern to the City is the <br />commercial area located at the intersection of TH-47 and 167th Avenue. <br />Businesses in this commercial area are already facing increased competition <br />from new businesses locating in Coon Rapids, Anoka, Ramsey and St..Francis. <br />This competition is creating the need to reposition and.potentially re-merchandise <br />the commercial area. <br /> <br />In response to the needs of this area, the City sought out and received proposals <br />from qualified consultants to accomplish a study meeting the following objectives: <br /> <br /> · Evaluate the commercial area and tenant mix located at. the intersection of <br /> TH-47 and 167th Avenue. <br /> · Identify competitive shopping areas. <br /> · Delineate the commercial area's'trade area and eStimate future residential <br /> households for 2005, 2010, 2015 and 2020. <br /> · Estimate demand for retail, service and office uses that are consistent with <br /> the commercial area~s location and trade area. <br /> <br />Corporate Address: 13868 Crane St. NW Phone: <br /> Suite t00 Fax <br /> Andover, MN 55304 <br /> <br />(763)780-7900 <br />(763) 755-5393. <br /> <br />-209- <br /> <br /> <br />
