A customer <br />intercept survey was completed' for this study identifying current shoppers in Downtown Long <br />Lake, their shopping patterns, and their' likelihood of shopping in Downtown Long Lake after the <br />rerouting of Highway 12. <br /> <br />Downtown Anoka - Anoka, Minnesota <br /> <br />Maxfield Research Inc. completed an analysis of the retail, office and housing potential for <br />Downtown Anoka. Although the.analysis focused primarily on the Downtown Central Business <br />District, Maxfield was asked by the City to provide an analysis and recommendations for four <br />other areas within the City. These four other areas included the West Main Street Corridor, .the <br />East Main Street Corridor, the North District (north of City Hall) and the South 5th Avenue <br />District at the south end of the. City on the border with Coon Rapids. These areas were analyzed <br />with .regard to their redevelopment potential. The North-District. was analyzed in light.of its <br />potential connection to the North Star Commuter Rail. ' <br /> <br />SCOPE OF SERVICES <br /> <br />Ao <br /> <br />Orientation Meeting <br />1. Initial meeting with. Client group, research staffand other key stakeholders to <br /> review study goals and objectives. <br /> <br /> Site Evaluation <br />1. Field visit to. the site to evaluate adjacent and surrounding land uses, current <br /> traffic patterns (general-visual review) and current neighborhood/commercial <br /> orientation. <br />2. Analyze current and historic traffic patterns through published data (MNDOT). <br />3. Analyze existing land uses (residential, commercial and institutional) and their <br /> current and future impacts, on the existing commercial district and on a potential <br /> redeveloped commercial district. · <br /> <br />4. Analyze visibility' and potential ingress and egress. <br />5. Identify and analyze other existing or future commercial districts in the area that <br /> may have an impact (either positive or negative) .on the subject commercial <br /> district. · <br /> <br />6. Assess the potential impact ofnev/housing and retail space on the immediate.area <br /> and surrounding neighborhood. .. <br />7.
