Pr/mary research includes surveys <br />of'competitive shopping areas and specific competitive properties, one-on-one interViews with <br />commercial leasing agents, brokers, owners and developers who work daily with both local and <br />national Companies. Secondary research includes data obtained from reliable published sources <br />including U.S. Census data, local/regional data such as local forecasts for population and <br />employment, and national .demographics forecasting companies. <br /> <br />SeCondary published data is always reviewed carefully in light of other local factors revealed <br />through the primary research that may have an impact on the analysis. The result is a custom <br />. analysis that provides the Client with information that is timely and locally pertinent. <br /> <br />'RECENT PROJECT EXPERIENCE-Within the past five years <br /> <br />Hi-Lake Shopping Center-Minneapolis, Minnesota <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />In 2000, Maxfield Research Inc. completed a retail market analysis for the Hi-Lake Shopping <br />Center in Minneapolis, Minnesota. This retail market analysis identified retail support,, customer <br />demographics and the potential amount and type of retail uses supportable on the site. This retail <br />market analysis was conducted by the Minneapolis Community Development· Agency and in <br />conjunction with a neighborhood/commercial task force regarding the design of the Lake Street <br />LRT Station Area Master Plan. The local neighborhoods and businessowners and the MCDA <br />wanted documentation of current retail operations at the shopping center, its potential for retaiI <br />development and the role the center'currently plays in providing needed goods and services for <br />the surrounding neighborhood. <br /> <br />East Lake Street Redevelopment-Minneapolis, Minnesota <br /> <br />Max field Research Inc. recently completed a retail demand analysis for a pr/rate developer <br />considering the redevelopment of a parcel on. East Lake Street near the Mississippi River. The <br />project mixed use with housing (rental apartments) and a small amount of neighborhood retail on <br />the street level. Maxfield Research Inc. quantified retail demand and provided recommendations <br />on types of businesses supportable,'retail lease rates, the ability to attract local/national retailers <br />and design considerations for .the' project. <br /> <br />Downtowri·Long Lake - Long, Lake, Minnesota <br /> <br />Maxfield Research Inc. recently completed an analysis of the retail, office and housing potential <br />for Downtown Long Lake, Minnesota in light ora rerouting of Highway 12.that will be <br />completed within the next five years. The rerouting of Highway 12 will cause a reduction in <br />through traffic volumes. Maxfield.
