-234- <br /> <br />SELECTED PROJECT EXPERIENCE <br /> <br />A Retail Market Analysis for the Hi. Lake Shopping Center in Minneapolis, Minnesota <br /> <br />In 2001, Maxfield Research Inc. completed a retail market analysis for.the Hi-Lake Shopping <br />Center in Minneapolis, Minnesota. This retail market analysis identified retail support, customer <br />demographics and the potential amount and type of retail uses supportable on the site. This retail <br />market analysis was conducted by the Minneapolis Community Development Agency and in <br />conjunction with a neighborhood/commercial task force regarding the design of the Lake Street <br />LRT Station Area Master Plan. The local neighborhoods and businessowners and the MCDA <br />wanted documentation of current.retail operations at the shopping center, its potential for retail <br />development and the role the center currently plays in providing needed goods and services for <br />the surrounding neighborhood. <br /> <br />Client: <br />Contact: <br /> <br />Minneapolis Community Development 'Agency <br />Mr: John Harrington, Project. Manager, (612) 673-5095 <br /> <br />A' 3/Iarket Potential Analysis for Downtown Elk River, Minnesota <br /> <br />Maxfield Research Inc. conducted a market analysis of the potential demand for retail, office and <br />housing in an area identified as "Downtown Elk River." This area included both Elk River's <br />core downtown as well as a north segment that was also being considered as part of target <br />redevelopment area. The City's focus was to quantify the amount of demand potential for each <br />of the above uses and' identify potential uses for specific redevelopment areas in the Downtown. <br />Elk River was concerned about the most appropriate uses to attract to the Downtown and the <br />amount and type of development that would be suitable.
