In addition, Maxfield. provided sPecific- <br />redevelopment recommendations for five sites in and near the core Downtown area with attention <br />given to gateways, sYnergies with. the core Downtown, redevelopment strategies and timeframe <br />for development. Within the core Downtown, Maxfield Research concentrated on the existing <br />Downtown business base and provided analysis and recommendations regarding'the retail mix, <br />areas for redevelopment and the amount and type of additional space'supportable. Office and <br />housing development were also analyzed and recommendations provided for various housing <br />products. A timeframe for implementation of various redeVelopment areas and uses was also <br />provided. <br /> <br />Client:' City of Anoka <br />Contact: Mr. Robert Kirchner, Community DeveloPment Director, 763z421-6630 <br /> <br />Analysis of the Retail Potential for the White Bear Avenue Corridor in St. Paul and <br />Maplewood, Minnesota <br /> <br />The Cities of Maplewood and St. Paul jointly engaged Maxfield Research Inc. to conduct a-retail <br />market potential analysis for the White Bear Avenue Corridor. Max field Research identified and <br />designated individual commercial nodes along White Bear Avenue; assessed their current <br />conditions and market draw area; and analyzed the potential for the uses at these nodes over the <br />long-term (next ten years). · Each node was analYZed individually and recommendations were <br />given for each-node and for the W:h.ite Bear Corridor as a whole.
