<br />CASE #: '6 <br /> <br />Public Hearing <br />REQUEST FOR PRELIMINARY PLAT OF BRIDGEWATER; <br />CASE OF CBR DEVELOPMENT <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Tom Rollings submitted a preliminary plat application to develop 5 single family lots on an <br />approximately 1.5 net acre parcel located generally on the east side of Nowthen Boulevard, north <br />of Sun wood Drive, at 14765 Nowthen Boulevard. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) Preliminary engineering plans <br />d) Buildling elevations <br />e) City Staff review letter dated June 1, 2007 <br /> <br />" <br /> <br />Notification: <br /> <br />In accordance with City Code, Staff attempted to notify property owners within 700 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />The applicant is seeking to develop a 1.5 net acre parcel on Nowthen Boulevard with 5 single <br />family lots. The property is currently zoned R-l Residential and is guided low density residential <br />by the Comprehensive Plan. A rezoning to planned-unit-development is being processed in <br />conjunction with this plat. <br /> <br />The maximum density in the R-l Residential (MUSA) district is 3 units per net acre. The plat is <br />proposing 3.3 units per acre, which exceeds the maximum. Also, the proposed plat does not meet <br />all setback requirements set forth in the R -1 district, resulting in a minor deviation to two front <br />yard setbacks. Lastly, 3 of the 5 lots are deficient the lot width requirement of 80 feet at building <br />setback line (for cul-de-sac lots). Thus, the applicant is requesting a rezoning to planned-unit- <br />development to accommodate these deficiencies. <br /> <br />Access is proposed to be gained from Nowthen Boulevard (CSAH 5), which is a County road, <br />and a cul-de-sac, which is proposed to be a City street. It is anticipated that the County will <br />express concern over the access spacing from Sunwood Drive. The proposed cul-de-sac does not <br />m~et the right-of-way radius requirements of 60 feet. <br /> <br />97 <br />
