<br />Recommendation: <br /> <br />After clear direction from the Planning Commission and City Council, the applicant has revised <br />their original plan to develop tovvnhomes on the subject property to proposing single-family lots. <br />After initial discussion at the Council worksession about the possibility of achieving 5 lots on the <br />property, staff has determined that the proposed plat showing 5 lots will not conform to the <br />zoning district standards and will cause the cul-de-sac width standards to be compromised. Based <br />on code standards, the proposed plat will not conform without a zoning amendment to Planned <br />Unit Development (PUD). Since staff is recommending denial of the zoning request, a positive <br />recommendation cannot be given regarding the plat. Therefore, staff recommends that the <br />applicant revise their preliminary plat to conform to City Code standards set forth in the R-l <br />Single-Family Residential district. <br /> <br />Commission Action: <br /> <br />Motion to table the request for preliminary plat to allow the developer to submit a revised plat <br />that conforms to the City Code standards for the R -1 Residential district <br /> <br />-or- <br /> <br />Motion to recommend that the City Council deny the preliminary plat, based on the findi.ngs of <br />fact. <br /> <br />Review Checklist: <br /> <br />Asst.
