<br />Preliminary Plat Review: CBR Development <br />June 1,2007 <br />Page 4 of 4 <br /> <br />The submitted building elevations indicate a single-level product with front porches and <br />tlvo-car garages. <br /> <br />Provision of a Wider Range of Housing Tvpes, Prices Ranges. and Styles <br /> <br />The application is proposing to construct one-level living. This is a newly emerging <br />housing option targeted for primarily empty-nesters and seniors. However, it is unclear <br />whether the proposed housing units will provide a wide range of options. <br /> <br />Public Amenities and Open Spaces <br /> <br />Planned-Unit-Developments require 50% private or 20% public space. It appears as <br />though the proposal meets the 50% private open space requirement. However, there are <br />no specific public amenities or public open spaces proposed with this development. <br /> <br />Preservation of Natural Amenities and Scenic Qualities <br /> <br />There are no natural amenities or scenic qualities to this site. <br /> <br />Park Dedication Fees: The 2007 rates for park dedication are $2,475 peT residential unit. The <br />rate in effect at "the time of Final Plat approval will be charged. <br /> <br />Stormwater Management Fee: The 2007 storm water management fee is $416 per residential <br />unit. The rate in effect at the time of Final Plat will be charged. <br /> <br />Sewer and Water Trunk Fees: The 2007 sewer and water trunk fees are $3,144 per residential <br />unit. The rate in effect at the time of Final Plat will be charged. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, June 7, 2007, at the new <br />Ramsey Municipal Center located at 7550 Sunwood Drive, to review your preliminary plat and <br />rezoning request. A copy of the case cover sheets are enclosed for your information.
