Fink; <br /> <br />We are in receipt of a site plan submittal to develop a general occupancy, apartment <br />building on north side of Dysprosium Street, just west of CSAH 5 and the City of <br />Ramsey water tower. Weare in receipt of a site plan and landscape plan by Cole Group <br />architects dated May 7, 2007, as well as 4 sheets of engineering plans dated May 7, 2007 <br />submitted by RLK Incorporated. We offer the following comments: <br /> <br />General: The subject property is 4.47 acres in size and is proposing 63, general <br />occupancy rental units. The total density is proposed to be 14.1 acres. <br /> <br />Zoning: The subject property is currently zoned R-3 Residential district, which is <br />intended to accommodate high-density re.sidential units greater than 7 units per acre, but <br />less than 15 units per acre. Multiple-family dwelling units are a permitted use within this <br />district. <br /> <br />Lot Coverage: The maximum lot coverage in this district is 35 percent. The proposed <br />development indicates lot coverage of 18 percent. <br /> <br />Setbacks: The established setbacks in the R-3 District are as follows: <br />Structure setback from development boundary: 30 feet <br />Accessory structure setback from development boundary: 30 feet <br />Setback from public RO\V: 25 feet <br />Parking node setback from development boundal"Y: 30 feet <br />Parking node setback from building: 15 feet <br /> <br />The submitted site plan proposes to meet all established setbacks. <br /> <br />:Minimum Floor Area: The following minimum floor area requirements apply to the R- <br />3 district: <br /> <br />1 bedroom units must be greater than or equal to 640 square feet <br />2 bedroom units must be greater than or equal to 760 square feet <br />3 bedroom units must be greater than or equal to 860 square feet <br /> <br />Please submit copies of the proposed floor plans for review. <br /> <br />128 <br />
