Another couple of trees should be added to the <br />landscaping plan to satisfy the minimum planting requirements. <br />. Planting depth shall be such that the root flare is at finished grade. <br />. Evergreen height at installation must be at least five (5) feet and deciduous trees <br />shall have at least a one (1) inch caliper for general landscaping. Planting size <br />must be included on the landscape plan. <br />. Shrubs must be either two (2) feet in height or \\ridth, dependent on the growth <br />characteristics of the species and must be included on the landscape plan. <br />. Plantings used for density transitioning purposes must be at least six (6) feet in <br />height for evergreens, have a caliper of at least two and a half (2.5) inches for <br />overstory trees or one and a half (1.5) inches for ornamental trees and must be <br />included in the planting schedule. <br />. At installation, do not prune any branches unless they are broken or deformed (do <br />NOT prune 1/3 of foliage as shown in the tree planting detail). <br />. Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT flush with bark. <br />. Organic mulch should be considered for the parking lot islands rather than rock <br />mulch to help moderate soil temperature and moisture. <br /> <br />Please submit a revised landscaping plan that addresses these concerns. <br /> <br />Density Transitioning: Density transitioning \'vill be required to provide a buffer <br />between the proposed use and the existing homes to the south. City Code allows a <br />variety of measures to satisfy the density transitioning requirements, including <br />landscaping and berming. If landscaping is used, then Level 2 transitioning is required. <br />This can be satisfied with eitherby a minimum of twelve (12) trees for every 100 feet of <br />adjacent property, including four (4) each of evergreens, overstory trees, and ornamental <br />trees, or a combination of berming and a minimum of six (6) trees for every 100 feet of <br />adjacent property, including two (2) each of evergreens, overstory trees, and ornamental <br />trees. There are roughly fifteen (15) existing oak trees along the southern property line as <br />well as some berming that will be preserved. In addition to the existing trees, ten (10) <br />additional trees are proposed to fill in some gaps between the existing trees. <br /> <br />Park Dedication Fee: The 2007 park dedication fees are $2,475.00 per residential unit. <br />The total park dedication due on this site plan is $155,925.00. <br /> <br />Trail Development Fee: The 2007 trail development fees are $600.00 per residential <br />unit, for a total $37,800.00. <br /> <br />Sewer and 'Vater Trunk Fee: The 2007 sewer and water trunk fees will be based on the <br />SACIW AC calculated units for this development. This number will come from the <br />Metropolitan Council, and will be utilized to gauge the relative impact these units have <br />on: the sewer and water trunk system. <br /> <br />131 <br />
