The applicant should submit shop dra'\vings of the lighting fIxtures for <br />review and approval by the City Engineer. Any lighting used to illuminate an off-street parking <br />area, sign, or structure shall be arranged to deflect away from Sunwood Drive, Rhinestone Street <br />and Civic Center Drive, <br /> <br />Landscaping Plan: The following comments are offered regarding the landscaping plan: <br /> <br />. Minimum required shrub size at installation is twenty-four (24) inches in height or width, <br />dependent on a species' growth charaCteristics. <br />. Some coniferous trees must be incorporated into the planting scheme. This can be in <br />addition to the currently proposed plantings or as a substitution for some them <br />(potentially on the north side ofthe building in lieu of the black cherry, red oak and bur <br />oak), <br />. Planting details also should be included on the plan. <br /> <br />A revised landscaping plan must be submitted that addresses the above stated concerns. <br /> <br />Tree Preservation <br /> <br />This site is devoid of any signifIcant tree cover and therefore, no tree preservation plan is <br />necessary. <br /> <br />Grading and Drainage: This building is one of five (5) proposed for the site. The building <br />floor elevation should be set to be above the adjacent grade on Rhinestone Street while meeting <br />" accessibility guidelines. The grade from the building to the property lines and extending to the <br />limits of the shared accesses must be set to match the plans for the future buildings and parking. <br /> <br />The Ramsey Town Center Development utilizes regional storm water ponds for rate control and <br />water qu~ity treatment. Each individual site needs to provide additional water quality treatment <br />through the use of rain gardens or water quality treatment structures. The type of device <br />proposed and the area treated must be stated on the plans. <br /> <br />The plans show storm sewer extending east across the adjacent parcel to carry stormwater to the <br />regional system. The location of the storm sewer should be selected to minimize the impact to <br />future development plans for this parcel. The water quality treatment structure must be sized for <br />the entire area to be served. <br /> <br />Street and Building Access: The site will have 1'\vo standard accesses and one right-out only <br />access from Rhinestone Street. The north and south access ,vill accommodate two-way traffic to <br />and from the site. The northerly access aligns with the proposed Crest View access on the west <br /> <br />32 <br />
