<br />h. Irrigation rain senors shall be installed and appropriately placed throughout <br />the development. <br />("Required Improvements)". <br /> <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />the fire lanes on the Site shall be as directed by the City'sFire Chief. <br /> <br />6. LIGHTING. Lighting shall be installed on the site in accordance with the <br />specifications and locations as shown on the Lighting Plan prepared by Lampert <br />Architects dated May 11 th, 2007, revised May 1 5th, 2007. <br /> <br />No Certificate of Occupancy for the structure will be issued until the Required <br />Improvements, or a fmancial surety for same, are accepted by the City. <br /> <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of <br />the, same material and design as listed on the Building Elevations prepared by <br />Lampert Architects, dated May 11 th, 2007, revised May 15th, 2007. <br /> <br />8. STORMWATER MANAGEMENT FEE. The 2007 StormwateI Management <br />Fee is $3965 per industrial acre, and will be paid for through the Tax Increment <br />Financing District established by the City of Ramsey. However, the applicant will <br />be responsible for the stormwater utility charge, based on the determined <br />Residential Equivalent Unit (RED) calculation. <br /> <br />9. MUNICIP AL UTILITIES. Sewer and water hookup charges and trunk fees will <br />be fmanced through the Tax Increment Financing district established by the City <br />of Ramsey. <br /> <br />10. REQUIREMENTS FOR BillLDING PERMIT. No building permit for the <br />Site will be issued until the Permittees have: a) signed and returned the TIF <br />Agreement and accompanying Development Permit; b) provided the City with a <br />copy of the LRR WMO and MPCA permits, and c) payment of all fees required <br />under this agreement. No Certificate of Occupancy for the structure will be <br />issued until the Required Improvements, or a financial surety for same, are <br />accepted by the City. <br /> <br />11. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required <br />Improvements shall be constructed and completed before <br /> <br />12. CONSTRUCTION SITE MAINTENANCE. The Permittees shall adhere to all <br />City ordinances relating to, -but not limited to, dumping of garbage, site <br />development, construction debris, open burning, etc. Construction and Delivery <br />Hours are restricted to 7:00 AM to 10:00 PM, Monday through Saturday. All <br />stockpiles of bllilding materials shall be kept 20 feet from the back of curb, or a <br />slit fence around the materials must be installed.
