<br />CASE # I <br /> <br />Public Hearing <br />REQUEST FOR A VARIANCE FROM REAR YARD SETBACK STANDARD FOR <br />TELECOMMUNlCA TIONS TOWER IN ALPINE PARK: CASE OF T -MOBILE USA <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />T-Mobi1e has submitted a variance application to construct a telecommunications tower with <br />reduced rear yard setbacks on the Alpine Park property located at 6600 Alpine Drive NW. The <br />need for this variance depends on the Planning Commission's action regarding the location ofthe <br />tower. It is suggested that the conditional use permit request be discussed prior to taking action <br />on the variance request. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan and tower design <br />c) Revised site plan, per City staff <br />d) Proposed Findings of Fact for approval in proposed location <br />e) Proposed Resolution <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owneroS within 350 feet of the <br />subject property. Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />The variance request is in association with a conditional use permit application submitted by T- <br />Mobile to construct a telecommunications tower at Alpine Park. The applicant is proposing a 60 <br />by 40 foot compound and is requesting that the compound be set back as far as possible from the <br />park uses and soccer fields. The goal is to have the most minimal impact on the park facilities. <br />The site plan is proposing that the compound utilize the existing fence on the Waste <br />Management/park property line for the southern section of the compound's fence. Therefore, the <br />compound setback will be zero. However, the tower itself is situated in the center of the 60 foot <br />by 40 foot compound, resulting in a tower setback of approximately 20 feet. City Code requires a <br />30 foot setback from property lines for towers located in public-quasi public zoning districts. <br /> <br />Staff has been working to determine a more desirable location for the proposed tower, given the <br />future park improvements. The alternative to the proposed location is included on the site plan <br />prepared by staff in your packet. Staff is recommending the tower be located on the southwest <br />comer of the future parking. lot to minimize the impact to the park users. <br /> <br />1 <br />
