REQUEST FOR FINAL PLAT APPROVAL <br />OF WILDLIFE SANCTUARY 3ra ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br />By: Community Development Director Sylvia Frolik <br /> <br />CASE #: r~ <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval for property located west of T.H. <br />#47 and north of Alpine Drive N.W. The plat is a resubdivision of 4 existing homesteads into 3 <br />existing homesteads and 45 new urban single family lots for development. The following items <br />are enclosed: <br /> <br />a) <br />b). <br /> <br />d) <br />e) <br /> <br />g) <br />h) <br /> <br />Site location map <br />Proposed final plat <br />Final construction' and grading plans. <br />Preliminary Tree'Plan dated November 5, 2002 <br />City Council meeting minutes dated November 26, 2002 <br />City Staff review letter dated March 21, 2003 <br />Proposed development agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />In accordance with State Statute, City Staff attempted to notify owners of property within 350 <br />feet of the Subject Property of the preliminary plat public hearing held in November, 2002. <br /> <br />Observations: <br /> <br />The property is zoned R-1 Residential and is located in the Metropolitan Urban Service Area <br />(MUSA) boundary. The property is approximately 23.7 acres in size and proposes to plat 45 new <br />urban lots for development and three existing homesteads for a total of 48 lots. The net density <br />of the plat is 2.16 units per acre. This complies with City Code and the Comprehensive Plan <br />There are 2 outlots proposed in the plat. Outlot A will be held in ownership by the Developer <br />and deeded to the City upon request if and when it is needed as a public street to facilitate <br />redevelopment of Lots 1 and 2, Block 1 to their ultimate urban densities. This provision for a <br />future access to Lots 1 and 2 will prevent the need for another access onto Alpine Drive. Outlot <br />B is a remnant of property on the west property line that is intended to be joined with property to <br />the west to create another buildable lot, if and when property to the west redevelops. <br /> <br />In accordance with the approved preliminary plat, Junkite Street N.W. will. be extended north off <br />Alpine Drive N.W. and terminate at the north boundary of the plat in a permanent cul-de-sac' <br />because of the presence of wetlands. Street connection will be made with 155thLane N.W. in <br />Sunflower Ridge to the east; 155th will also be extended to the west boundary of the plat as a <br />temporary cul-de-sac to provide for future access to the west. The plan also provides for the <br /> <br />-03- <br /> <br /> <br />
