In accordance with City Code, sidewalks are proposed on one side of all non <br />cul-de-sac Streets. <br /> <br />13. <br /> <br />TraiI Development: In accordance with the recommendations of the park Commission,. <br />the construction of a Class V/bituminous trail parallel to Alpine Drive and between Lots 5 <br />add '6 of Block 3 shall be required. The construction cost for the trail segment between <br />Lots 5 and 6 will be credited towards Trail Development Fees due on the plat. <br /> <br />14. <br /> <br />Fencing Of Adjacent Pasture Land: At the time 0fpreliminary plat approval, <br />Oakwood presented a signed letter of understanding in'which they agreed to build a fence, <br />at their expense, on the east property line of the Weichelt and Mott parcels to restrict <br />trespassing onto the Weichelt and Mort pasture lands. The letter of understanding will be <br />referenced and attached to the Development Agreement. <br /> <br />15. <br /> <br />Trail Fees: The City's 2003 trail fee is $475.00 per lot; the rate in effect at the time of <br />final plat approval will be required. The three existing homesteads are exempt from this <br />fee. A credit equal to the cost of tb.e Class 5 and bituminous for the trail segment <br />between Lots 5 and 6 of Block 4 will be given. <br /> <br />16. <br /> <br />17. <br /> <br />Stormwater Management Fees: The City has established a storm water management <br />fee that must be paid prior to release of the final plat for recording. The current rate is <br />$375 per lot. It should be noted that the rate in effect at the time of Final Plat will be <br />required and the three existing homestead are exempt from this fee. <br /> <br />Park Dedication: In accordance with the recommendations of the Park Commission, <br />park dedication will be satisfied with a cash payment. The current rate is $1800.00 per <br />unit. The three existing homesteads ware exempt from this fee. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, March 25, 2003, at the Ramsey Fire <br />Station No. 2, 15050 Armstrong Blvd. NW, to. consider your request for final plat approval. A <br />copy of the case cover sheet and proposed development agreement is enclosed.
