The proposed water system is illustrated in Figure 4. <br /> <br />to service the public <br /> <br />The existing drainage system is proposed to be replaced with four storm manholes and 630 feet <br />of 12 to 24 inch storm pipe which would transmit the runoff into the stormwater pond which is <br />located immediately east of Oak Terrace. It will also be necessary to increase the size of the <br />detention pond to meet current storm water quahty standards. A review of the capacity within <br />the existing pond may reveal that excess pond capacity i s available within the existing pond. <br />However, it is should be anticipated that the pond will need to be expanded to some degree. It <br />appears that area for such a pond expansion is available on the west end of the Sunfish Commons <br />area and the eastern portion of the Oak Terrace property. The proposed storm water system is <br />illustrated in Figure 5. <br /> <br />All areas disturbed by the installation of any sewer or watermain facilities shall be restored to its <br />original condition or better. This includes all turfed and paved areas. Minor changes in grade <br />along the private drive along the railroad tracks will be made to eliminate the existing <br />depressions. <br /> <br />Proiect Costs <br /> <br />Detailed construction cost estimates for the proposed improvements are contained in Appendix <br />C. In addition to construction costs an additional 30% will be required to cover additional <br />project overhead charges which include project design and bidding, legal, financing and <br />administrative, project inspection and contingencies. <br /> <br />All the costs identified with the project improvements are directly attributable to improvements <br />made within the Oak Terrace estates property, with the exception of the sanitary sewer extension <br />through Lot 1 of the adjacent Sunfish Commons strip mall development.
