dry wells and percolate into the gound water after the precipitation event. The runoff to the <br />east, south, and west appears to be causing little problems. However, the flow to the northern <br />drywells pond for a period of days following significant rain events. <br /> <br />Proposed Improvements <br /> <br />It is proposed that a ten inch sanitary sewer be extended to the site from the manhole located <br />approximately 100 feet west of Sunfish Lake Boulevard within the Sunfish Commons <br />convenience s trip'm all. T he alignment o f t he se wer t brough t he s trip mall would follow the <br />centertine of a forty-foot wide frontage road proposed to nm adjacent to the south right-of-way <br />boundary of the Burlin~on Northern and Santa Fe railroad. Once within the Oak Terrace <br />subdivision the sanitary sewer would continue westward along the private roadway between the <br />railroad r ight-of-way and t he northernmost t railer u n/ts. Two additional sanitary sewer trunk <br />lines would be extended to the south and the southwest to service the office/laundry and six units <br />adjacent to Highway 10, and the western most trailer units. The proposed sanitary sewer system <br />is illustrated in Figure 3. <br /> <br />It should be noted that the two laundries at the east and west ends of the park are intended to be <br />abandoned at the time sanitary sewer service is available to Oak Terrace and will not be <br />connected to the proposed sanitary sewer. These laundries will no longerbe required since wash <br />machines will be allowed to be installed within individual units, a condition that is now <br />prohibited because of the limitation of the existing on-site systems. Also unit 1000, which is <br />located in the far southeast corner of Oak Terrace will continue to be serviced by its existing on- <br />site sy stem for se veral reasons. T his u nit i s t o be eliminated after the tenancy of its current <br />resident. There is an on-site system which services only this unit and it is functioning adequately <br />at this time. Finally, nearly 200 feet of sanitary sewer main would need to be extended to service <br />this single unit. <br /> <br />The proposed sanitary sewer will be constructed to City standards, including adequate drainage <br />and utility easements to service the system. The City utility will be responsible for the <br />maintenance of all facilities constructed to City standards. Any additional sewer-lines beyond <br />those constructed to City standards will remain private sewers which will be the maintenance <br />responsibility of Oak Terrace. All of the existing septic tanks and cesspools which lie adjacent <br />to the r aikoad tracks w ii1 b e abandoned in conjunction with sanitary sewer installation. The <br />remaining on-site facilities will be properly abandoned by Oak Terrace within twelve months of <br />the sanitary sewer installation. <br /> <br />· Municipal water service would be extended from the eight-inch watermain which presently <br />terminates just beyond the southeastern corner of Oak Terrace. The eight-inch waterline would <br />be extended through the existing service drive which runs north of and parallel to the Highway <br />10 right-of-way. A six-inch service stub will be installed up to t2e existing well house. A <br />reduced pressure back flow preventor and a service meter will be placed between the City system <br />and the Oak Terrace system which will remain private. The City shall be responsible for the <br />operation and maintenance of the six and eight water system, fire hydrant valves and'.the water <br />meter. Oak Terrace will be responsible-for the abandonment of its well, and operation and <br />maintenance of its private distribution system and the backflow preventor.
