Landscaping in accordance with the Site and Landscape Plan prepared by Lampert Architects, dated February 14, 2000, revision dated September 5, 2000. ("Required Improvements) SATISFACTION OF SEWER AND WATER TRUNK CHARGES. The Permittee agrees to pay the standard per acre sanitary sewer and water tnmk charges on the entire area of the Site. The current standard charge is Two Thousand Eight Hundred and Eighty Nine Dollars ($2,889.00) per acre for sewer and Six Thousand Four Hundred and Thirty Five Dollars ($6,435.00) per acre for water. The total acreage of the land for which the tnmk charges are to be collected is 8.94 acres· In addition, since the existing trunk, sewer also provides a lateral service to the site a lateral benefit charge of $6,633 for water and $2,980 for sanitary sewer are also required. This results in a total payment of Ninety Two Thousand Nine Hundred Sixty Nine Dollars and no cents ($92,969.00) to satisfy these trunk charges. STORMWATER i'vlANAGEMENT FEE. The CITY has enacted a Stormwater Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars ($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on the Site is Thirty Two Thousand Seven Hundred Three Dollars ($32,703.00) (8.94 acres x $3658/acre). A cash payment will be required prior to the CITY releasing the Building Permit. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Ch/el. 10. LIGHTING. Any lighting~installed on the structure or in the parking I°t is subject to the prior approval of the City Engineer. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located ii. BUILDING. FACADE. The Permittee agrees to face the Structure with a combination of smooth and rock face block with a pre-finished metai wrapped column and canopy in accordance with the Exterior Elevations prepared by Lampert Architects dated February 28, 2000. 12. REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) signed and returned this Development Permit; b) provided the required cash payment for trunk sewer and water services in accordance with Item #6 of this Permit; c) provided the required cash payment for stormwater management in accordance with Item #;) of this Permit; and d) provided the required financial guarantee in accordance with item 14 of this Permit. No Certificate of Occupancy for the structure will be issued until the Required Improvements are accepted by the City and the landscaping maintenance guarantee has been provided in accordance with Item # 15 of this Development Permit.
