Our new facility has met and exceeded our eXpectations and support fa'om the City both pre <br />and post construction has been very much appreciated. <br /> <br />I <br /> <br />i <br />I <br />I <br />I <br />I <br /> <br />Way back then we thought maybe a second building on the property could be a possibility and we <br />addressed this in our Development Permit with the City. Our business has progressed to point where <br />this vision is becoming a reality. <br /> <br />As you know, we put garbage and recycling on wheels and take it to the best available disposal or <br />processing location considering economics and distance. Our relatively small collection vehicles are <br />designed fa'st for efficient collection and then transportation. The roads are getting more congested, <br />fuel cost more unpredictable and disposal options are inherently limited. As our business grows it is <br />becoming clearer that the best use of capital dollars is a transfer facility that allows us to reduce the <br />"windshield" time of tracks and consolidate loads from our collection trucks. <br /> <br />Although this direction is the most efficient, it increases our investment risk when compared to <br />simply adding trucks. If our business declines, trucks can be sold quite easily. The transfer facility <br />cannot be easily reduced and has the potential to be a ''white elephant". Obviously, the opposite is <br />true when our business increases and we have confidence in our decision. <br /> <br />Given the "weight" of the decision, we cannot make the May 30, 2003 deadline for construction <br />of phase II as described in our development permit with the City of Ramsey. We would <br />appreciate your consideration of a one-year extension to May 30, 2004. We hope to start <br />construction in 2003. <br /> <br />To update you on the project, below are some answers to frequently asked questions: <br /> <br />1) <br /> <br />2) <br /> <br />3) <br /> <br />All improvements required under the development agreement have been completed. <br />The only"unfmished" area on the property is the building pad for the transfer facility. <br />In 2000, we proposed a 17,100 sq foot transfer facility, We are considering, a. smaller <br />facility that can be expanded.
