The property is currently zoned R-l Residential and is•guided Iow densit~~ residential <br />by the Comprehensive Plan. A rezoning to planned-unit-development is being processed in _ <br />conjunction `~~ith this plat. <br />The maximum density in the R-1 Residential (MUSA) district is 3 units per net acre. The plat is <br />proposing 3.~ units per acre, which exceeds the maximum. Also, the proposed plat does not meet <br />all setback requirements set forth in the R-1 district, resultinj in ~ mentof 80 feet a building <br />yard setbacks. Lastly, 3 of the 5 lots are deficient the lot v~~idth q <br />setback line (for cul-de-sac lots). Thus, the applicant is requesting a rezoning to planned-unit- <br />development to accommodate these deficiencies. <br />Access is "proposed to be gained from NoSathen Boulevard (CSAH 6), which is a County road, <br />and a cul-de-sac, -which is proposed to be a City street. It is anticipated that the County -will <br />express concern over the access spacing from Sunwood Drive. The proposed cul-de-sac does not <br />meet the right-of--way radius requirements of 60 feet. <br />3. <br />
