Reco~xendati©n: <br />After clear direction from the Planning Commission and City Council, the applicant has revised <br />their original plan to develop townhomes on the subject property to ~roposing single-family lots. <br />After initial. discussion at the Council worksession about the possibility of achieving S lots on the <br />property, staff has determined that the proposed plat showing ~ ~ots will not conform to the <br />zoning district standards and will cause the cul-de-sac width standar~ s to be compromised. Based <br />on code standards, the proposed plat wi11 not conform without a z rung amendment to Planned <br />Unit Development (PUD). Since staff is recommending denial of e zonuig request, a positive <br />recommendation cannot be given regarding the plat.
