Rick and Mr. Rollins: <br />ode are in receipt of your prel,,,m;n ry_ plat application and zoning amendment request to de`Telop <br />a single-family plat in the CitS~ of Ramsey. The prel~min ry plat application, consists of 4 sheets <br />of the plat utilities, anal grading plan Prepared by Otto Associates, dated April 13; 2007; and a <br />landscape plan prepared by Marklee Laberee Design Group. The City offers the following <br />comments <br />general: The subject property- is approximately 1.~ acres in size and is located on the east side of <br />• Now-then Blvd.; north of Sunwood Drive l~~d, at 1476 Nowthen Boulevard. The prelimin^r;~ <br />plat is proposing five, single-famly lots. In addition to the platting process, a rezoning' to <br />Planned-lJnit-I?evelopment w,:ll be required to develop as proposed to allow for minor deviations <br />from front-yard setbacks on two lots, lot ~~,zdth deficiencies on three lots, and a density increase <br />to 3.3 toils per acre. <br />~anin~ and ~erFSit~: The subject property is approximately l.~ acres and is currently zoned R-1 <br />Residential, ~vhicli allows up to 3 units per acre. The ~ units Proposed results in a net densit~r of <br />3.3 units per acre; RThi.ch exceeds the R-1 Residential zoning. Staff is requesting reducing the <br />number of units to conform to the single-family zoning district for a maxsmum of 3 uni'is Per <br />acre. <br />Lat Size and ~Idth: The proposed five -lots all conform to the 10,800 .square foot area <br />requirement for Single-family lots. HowTever; the lot width; as measured at front building setback <br />Line (30 feet) for col-de-szcs, ranges from ~5 feet to 95 feet. Three of the five lots do not meet the <br />80 foot lot T,~ddth rninimun. <br />Seth acks: The follow~.g setbacks are required «-ithin the single-family zoning ~stri-ct: <br />Front 5%ard setback: 30 feet '', <br />Side yard setback: 10 feet house, 6 feet garage, side comer 30 feet <br />Rear y ard: 3 0 feet <br />
