The <br />County controls the access rights off of County Road 5 (No~u~hen Boulevard) and has not <br />commented on this development at the time of this writing. However the access proposed is not <br />consistent v~~ith the County's access spacing guidelines ~%hich would be 660 feet if the speed limit <br />were to be reduced bet«~een 40 to 4~ miles per hour, (currently the speed limit is 50 mph). The <br />actual separation distances betweenadjacent secondary access road points are 425 feet to 1~0~ <br />Lane to the north and 770 feet to 1~8 lane to the south. <br />The proposed cul-de-sac does not conform to City Standards for right-of-~~ay or pavement width. <br />Please revise your plan to indicate a ~0-foot pavement radius and a 60-foot right-of way radius <br />for the street. <br />Traffic ~eneratian Analgsis: It is anticipated that this subdivision S~,Tould jenerate an additional <br />50 trips per day onto CSAH f based upon a single family trip generation rate. A Stop sign should <br />be placed at the access onto l~TOwthen Boulevard_ A recent tralific generation analysis vFThich was <br />prepared for Pine Prairie; a similar development located approximately one half mile to the sotrih <br />which also takes direct access onto CS_~id; noted that by year 2020' there wL11 be capacity <br />constraints. on CSAH ~ and TH ~7 with current Lanes and traf,ZC control. Consideration should be <br />given to increasing GS AH ~ and TH 47 four lane facilities as far to the norrll as Sun~'ood Drlsle. <br />~Jt~ities and Water Usage: Se~~Fer and water utilities will need to be elZended to service this <br />property. A utility plan has been submitted which proposes extending water ser~~ice from,the <br />west side of CSAH ~ and extending sanitary sewer northward along CSAH d from SunS~=ood <br />Drive. Detailed construction plans w~.Il need to be su~mitted at the time of final plat. <br />Trail De~~eiapment fee and Construction: A trail w~Il be required along the CSAH S. The <br />construction costs for the trail are not eligible for credit against Trail Development Fees due on <br />the Plat.
