We offer the <br />following comments: <br />General: The site plan is proposing a 40,920 square foot building. The site is located on <br />the northwest corner of Ebony and McKinley Streets NW, and is Lot 1, Block 1 of the <br />Ebony Addition. <br />Zoning: The site is zoned E -2 Employment. Requirements for the E -2 Employment <br />District are found in Chapter 9.20.23 of the City Code. Offices and warehousing <br />facilities are permitted uses within this district. <br />Lot Coverage: The proposed. building will cover 19 percent of the site, which is under <br />the maximum lot coverage of 45 percent. <br />Utilities: The proposed building will be served by existing sewer and water facilities. <br />There is a 10 -foot drainage and utility easement around the interior perimeter of the <br />eastern property line as well as over the existing stormwater pond located in the <br />southeastern corner of the lot. <br />Setbacks: There are minimum front, rear, and side setbacks of 35 feet, 25 feet, and 25 <br />feet, respectively. Additionally, all parking and pavement shall be a minim of 20 feet <br />from street right -of -way. The proposed building adheres to all required setbacks. <br />Architectural Standards: Within the E -2 Employment District, all exterior wall finishes <br />shall be face brick, stucco, glass, wood, or natural stone.
