material or texture are also allowed. The proposed building uses primarily precast, which <br />is permitted by the City Code. <br />Signs: The plan does not currently show any proposed signs. However, any signs to be <br />erected require a separate sign permit. <br />Off - Street Parking — Spaces Required: City code requires 1 stall /300 square feet of <br />office space and 1 stall/1,000 square feet of warehouse space. The proposed building <br />would require a total of 46 parking stalls. The site plan indicates 33 stalls are provided <br />with an additional 15 proof of parking shown. <br />Off - Street Parking - Design: The site plan indicates that the parking lot will be blacktop <br />with B -6/1.2 concrete curbs and gutters. <br />Off - Street Loading: City code requires all off - street loading dock/berth areas shall be a <br />minimum of 50 feet of length and there shall be at least one dock/berth for the first <br />10,000 square feet of floor area and one additional dock/berth for each additional 25,000 <br />square feet of floor area. The site plan indicates five (5) dock/berth areas, which meets <br />City code requirements. <br />Lighting: All exterior lighting on the site must be arranged in such a way to avoid <br />illumination of the public streets. The submitted lighting plan conforms to City standards ' <br />if the bulbs in the exterior light posts are not visible from surrounding properties. <br />Applicant shall provide cut sheets to City Engineer. <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored <br />within a completely screened structure or container. The site plan indicates an enclosed <br />dumpster area on the east side of the building, which fronts Ebony Street. <br />Landscaping: The landscaping plan, dated May 11, 2007, is generally acceptable with <br />the following comments: <br />• Trees should be planted at a depth such that the root flare is at finished grade. <br />• At installation, do not prune any branches unless they are broken or deformed (do <br />NOT prune 1/3 of foliage as shown in the tree planting detail). <br />• Any pruning cuts that are necessary shall be made just outside the branch collar, <br />NOT flush with bark. <br />Tree Preservation: A detailed tree inventory and preservation plan was not submitted. <br />However, after visiting the site, it is apparent that existing tree cover is sparse and the <br />dominant tree type is Siberian Elm, which is. an undesirable, invasive species. <br />Considering this, no additional information is necessary. <br />Drainage and Grading: The drainage, grading, and utilities plan is generally acceptable <br />with the following comment(s): All DIP watermain under six (6) inches roust be Class <br />53. <br />-134- <br />
