The stormwater calculations must be submitted to the Lower Rum River Water <br />Management Organization (LRRWMO) for review and approval. A permit must be <br />obtained from the LRRWMO. A NPDES permit is also required with a courtesy copy of <br />the permit sent to the City of Ramsey. <br />Access: The site proposes two accesses. One access is proposed from Ebony Street (front <br />lot) and the second from McKinley Street (rear lot). Staff recommends widening entrance <br />to rear parking lot on McKinley Street to accommodate vehicle size. <br />Ground Cover: All unimproved areas must be sod. Any alternative to sod will require <br />City Council's approval. Additionally, all landscaped areas are required to have an <br />underground irrigation system. <br />Stormwater Management Fee: All proposed site plans are subject to a stormwater <br />management fee of $3,965 per acre. This fee will be addressed in the Tax Increment <br />Financing agreement between the property owner and the City of Ramsey. . <br />Sewer and. Water Trunk Charges: Sewer and water trunk charges will be paid through <br />the Tax Increment Financing agreement between the property owner and the City of <br />Ramsey. <br />Park and Trail Dedication: The park dedication fee and trail fee will be addressed <br />through the Tax Increment Financing Agreement between the property owner and the <br />City of Ramsey. <br />REU Number: This property will be subject to a storm water utility charge. The <br />quarterly charge is dependent upon the number Residential Equivalent Units (REU) <br />calculated for this property.
