CASE # 8 <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE TOTAL <br />AMOUNT OF ACCESSORY STRUCTURE SQUARE FOOTAGE: <br />CASE OF JEFFREY SIGLER <br />By: Associate Planner Breanne Dalnes <br />Background: <br />On May 6, 2007, the City received a request from Jeff Sigler for an amendment to an existing <br />Conditional Use Permit (CUP) to increase the overage for accessory structure square footage at <br />the property located at 17151 Baugh St. N.W. The original CUP granted in 1999 allows Mr. <br />Sigler to maintain a total of 7,240 square feet of accessory structure space, which resulted in an <br />overage of 2,140 square feet. Since 1999, accessory space maximums have increased slightly; <br />therefore Mr. Sigler's property has a current overage of 1,404 square feet. <br />The following items are enclosed, for your information: <br />a) Site location map <br />b) Notification List <br />C) Site plan and aerial photo <br />d) Original CUP, 1999 <br />e) Planning Commission minutes, dated June 7, 2007 <br />f) Proposed findings of fact, as approved by Planning Commission <br />g) Proposed Resolution for Amended CUP <br />Notification: <br />In accordance with City Code, Staff attempted to notify property owners within 350 feet of the <br />property regarding the public hearing held at the Planning Commission meeting on June 7, 2007. <br />Observations: <br />The applicant is requesting an amendment to an existing CUP to allow for the construction of an <br />a 9,840 square -foot addition to his existing riding arena. This building would serve as a storage <br />area for multiple trailers and mechanical equipment. Currently, this equipment is stored outdoors <br />on a bituminous surface that surrounds the existing riding arena. <br />At this time, the subject property has a 1,104 square foot attached garage, a 1,200 square foot <br />horse stable, and a 5,100 square foot riding arena, for a total of 7,404 square feet of accessory <br />space. Additionally, there is a very substantial green house on the property (estimated to be <br />approximately 2,500 square feet), including about an acre of outdoor planting areas and potted <br />plants. Because the green house is temporary in nature, it does not factor into the total allowable <br />accessory structure square footage. <br />—181— <br />
