Mr. Rollings stated if they were to go back to detached townhomes they could get six <br />units. The economies end up being different with single family as opposed to <br />townhomes. He thinks the neighborhood supports single family housing. <br />Commissioner Cleveland inquired about the expansion of Nowthen Boulevard. <br />City Engineer Jankowski stated the expansion of Nowthen Boulevard is currently not in <br />the County Five Year Plan. There are a number of other developments that are proposed <br />along CR 5, and staff is continually exploring options with the County for improvements <br />to the County road system. <br />Commissioner Cleveland asked whether. the Comprehensive Plan will include <br />consideration of possible setback changes on roads such as this. <br />City Engineer Jankowski indicated access spacing guidelines are on the short list of <br />things staff has begun to discuss with the County. <br />Commissioner Cleveland noted that the plan does not include offset parking for guests, <br />and. they also cannot park on Nowthen Boulevard. <br />Mr. Rollings stated they would work with staff if there is something that could be done to <br />accommodate a small amount of additional parking in the cul -de -sac area. They think <br />less hard surface is better, but would increase it for parking. <br />City Engineer Jankowski indicated there are not parking restrictions on a cul -de -sac, but <br />there are reduced opportunities for people to legally park because they cannot block <br />driveways. <br />Commissioner Cleveland commented this use is positive over a gas station behind the <br />homes in this area. <br />Commissioner Trites Rolle pointed out that a question was asked by staff as far as the <br />variety and the range of options within the housing units. They are fairly similar in size <br />and are proposed to be one - story, which will be needed in the City. She asked if there is <br />a variety in pricing or something else that is unique to this that will help with the decision <br />on a PUD justification. <br />Mr. Rollings replied they are still in a stage where they could accomplish that question a <br />number of different ways. They will not have a $147,000 home and a $500,000 home. <br />There will be a variety of sizes and exterior and interior finishes which accomplish price <br />differences. The one -level living is a good thing, and a lot of cities are looking at it as a <br />need. It is also nice to leave an option for the 2 -story home as well. There will be a <br />variety of sizes, but none of the houses will look identical, and the prices will vary, but <br />probably at more of a $50,000 range than a $300,000 range. <br />-256- <br />
