Recommendation: <br />Some residents have spoken about concerns over the proposed drainage caused by this <br />development. Staff is awaiting a revised grading and drainage plan. <br />After clear direction from City Council, the applicant has revised their original plan to develop <br />townhomes on the subject property to proposing single - family lots. After initial discussion at the <br />Council worksession about the possibility of achieving 5 lots on the property, staff has <br />determined that the proposed plat indicating 5 lots will not conform to the zoning district <br />standards and will cause the cul -de -sac width standards to be compromised. Based on code <br />standards, the proposed plat will not conform without a zoning amendment to Planned Unit <br />Development (PUD). <br />Since staff is recommending denial of the zoning request, a positive recommendation cannot be <br />given regarding the plat. Also, Staff has made requests for revisions regarding the drainage, <br />grading, and landscaping plans Therefore, staff recommends that the applicant revise their <br />preliminary plat to conform to City Code standards set forth in the R -1 Single - Family Residential <br />district. <br />The Planning Commission has also recommended denial of the plat based on the inability to <br />conform to the R -1 standards. <br />Council Action: <br />Motion to adopt Resolution #07 -06- adopting Findings of Fact # , relating to the <br />preliminary plat request for Bridgewater, and; <br />Motion to deny the preliminary plat, based on the findings of fact. <br />-or- <br />Motion to table the request for preliminary plat to allow the developer to submit a revised plat <br />that conforms to the City Code standards for the R -1 Residential district and a satisfactory <br />drainage plan. <br />-or- <br />Motion to approve the request for preliminary plat, contingent upon compliance with the City <br />Staff Review Letter, dated June 1, 2007, and approval of a zoning amendment to Planned -Unit- <br />Development. <br />Review Checklist: <br />Asst.
