The preliminary plat application consists of 4 sheets <br />of the plat, utilities, and grading plan prepared by Otto Associates, dated April 13, 2007, and a <br />landscape plan prepared by Marklee Laberee Design Group. The City offers the following <br />comments: <br />General: The subject property is approximately 1.5 acres in size and is located on the east side of <br />Nowthen Blvd., north of Sunwood Drive NW, at 14765 Nowthen Boulevard. The preliminary <br />plat is proposing five, single - family lots. In addition to the platting process, a rezoning to <br />Planned- Unit - Development will be required to develop as proposed to allow for minor deviations <br />from front -yard setbacks on two lots, lot width deficiencies on three lots, and a density increase <br />to 3.3 units per acre. <br />Zoning and Density: The subject property is approximately 1.5 acres and is currently zoned R -1 <br />Residential, which allows up to 3 units per acre. The 5 units proposed results in a net density of <br />3.3 units per acre, which exceeds the R -1 Residential zoning. Staff is requesting reducing the <br />number of units to conform to the single - family zoning district for a maximum of 3 units per <br />acre. <br />Lot Size and Width: The proposed five lots all conform to the 10,800 square foot area <br />requirement for single- family lots. However, the lot width, as measured at front building setback <br />line (30 feet) for cul -de -sacs, ranges from 55 feet to 95 feet. Three of the five lots do not meet the <br />80 foot lot width minimum. <br />Setbacks: The following setbacks are required within the single- family zoning district: <br />Front yard setback: 30 feet <br />Side yard setback: 10 feet house, 6 feet garage, side corner 30 feet <br />Rear yard: 30 feet <br />—273— <br />
