Councilmember introduced the following resolution and moved for its adoption: <br />RESOLUTION #07 -06- <br />RESOLUTION ADOPTING FINDINGS OF FACT # RELATING TO A REQUEST <br />FOR PRELIMINARY PLAT APPROVAL OF A SUBDIVISION PROPOSED TO BE <br />NAMED BRIDGEWATER <br />WHEREAS, CBR Development, hereinafter referred to as "Applicant," has properly <br />applied for preliminary plat approval of Bridgewater addition on the following described <br />property located in the City of Ramsey: <br />The Southeasterly 288.96 feet (as measured at a right angle to the centerline of <br />Nowthen Boulevard) of that part of the Northeast Quarter of the Northeast Quarter <br />of Section 26, Township 32, Range 25, Anoka County, Minnesota, and part of the <br />Northwest Quarter of the Northwest Quarter of Section 25 of said Township 32, <br />Range 25 described as follows: <br />Beginning at the intersection of the centerline of Nowthen Boulevard and the <br />north line of said Section 26; thence Southeasterly along the centerline of said <br />Nowthen boulevard 891.00 feet; thence Northeasterly and at a right angle to said <br />Nowthen Boulevard 254.00 feet; Northwesterly to the Northeast corner of said <br />Section 26; thence West along the North line of said Section 25 to the point of <br />beginning, except the record plat of RAMSEY COMMONS 2 ND ADDITION. <br />(the "Subject Property") <br />NOW THEREFORE, BE IT RESOLVED BY THIS CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA that the findings of fact relating <br />to the request are determined to be as follows: <br />1. That on December 28, 2007 and January 24, 2007 the Planning Commission reviewed the <br />sketch plan and determined that the proposed development of townhomes was <br />inappropriate for that location, and that a development that conforms to the existing <br />single - family zoning is appropriate. <br />2. That on May 7, 2007, the City received the application for preliminary plat of <br />Bridgewater to develop the 1.5 acre subject property with 5single- family lots. <br />3. That the Planning Commission conducted a public hearing pursuant to Section 9.03.03 of <br />the City Code on June 7, 2007 said public hearing was properly advertised, and the <br />minutes of said public hearing are hereby incorporated by reference. <br />4. That at the public hearing on June 7 the Planning Commission reviewed the application <br />for preliminary plat, and recommended denial of the plat due to its nonconformance with <br />the existing zoning district. <br />5. That the subject property is zoned R -1 Residential (MUSA). <br />—277— <br />
