That the proposed plat does not meet the R -1 Residential zoning regulations in the <br />following aspects: over - density (3.3 units per acre proposed, 3 units per acre is the <br />maximum in the R -1: MUSA zoning district) deficient on lot width (4 of the 5 proposed <br />lots are deficient of the 80 foot lot width minimum), and deficient on the cul -de -sac <br />radius requirement (50 foot radius of pavement required and 40 is proposed). <br />7.
