Mr. Fink stated the Staff Review Letter discusses input relative to garage door
architecture. The elevation plan that has been submitted to the City is an artist rendering,
and some of the details did not come through. Mr. Fink provided a presentation of the
garage elevations and of the main building elevations.
Commissioner Van Scoy inquired about the landscaping that was discussed in the
northwest corner of the site.
Associate Planner Dalnes indicated the landscaping could be a condition of approval.
Chairperson Nixt noted the Staff Letter addressed the landscaping in the southern portion
of the site.
Mr. Fink suggested reorganizing the plantings to accommodate the buffer, rather than
adding additional plantings to the plan.
Chairperson Nixt commented in light of the discussion of the excessive canopy it seems
logical to redirect what may be excessive in one area to another area of the plan if it
meets the requirements.
Commissioner Brauer noted the Staff Review Letter states "The site is required to have a
minimum of 48,134 square feet of canopy cover. The landscape plan includes a total of
50,115 square feet of proposed canopy cover, including trees used for density
transitioning purposes. After factoring out the trees intended for transitioning purposes,
there is approximately 47,000 square feet of proposed canopy cover. Another couple of
trees should be added to the landscaping plan to satisfy the minimum planting
requirements."
Mr. Fink stated he and Chris Anderson have had a number of emails and phone
discussions. Mr. Anderson has not seen this last revision where there have been a couple
more trees added. He believes Mr. Anderson's comments were based on one previous
site plan that had a little more impervious surface, which is the basis of the canopy cover
calculations, rather than the plan they have since revised. Mr. Fink stated he is confident
that with the discussions he has had with Mr. Anderson, and with the additional trees that
have been included in this plan, that once Mr. Anderson verifies the calculations of the
new impervious surface and the canopy cover, he will be able to recommend approval of
this plan.
Commissioner Brauer stated the request is to put some of the trees from the south on the
northwest portion of the site for a buffer.
Mr. Fink stated if the Planning Commission directs he would be agreeable to
reorganizing the landscaping plan to create additional planting material for screening in
the northwest portion of the plan.
—312—
