Mr. Fink stated the Staff Review Letter discusses input relative to garage door <br />architecture. The elevation plan that has been submitted to the City is an artist rendering, <br />and some of the details did not come through. Mr. Fink provided a presentation of the <br />garage elevations and of the main building elevations. <br />Commissioner Van Scoy inquired about the landscaping that was discussed in the <br />northwest corner of the site. <br />Associate Planner Dalnes indicated the landscaping could be a condition of approval. <br />Chairperson Nixt noted the Staff Letter addressed the landscaping in the southern portion <br />of the site. <br />Mr. Fink suggested reorganizing the plantings to accommodate the buffer, rather than <br />adding additional plantings to the plan. <br />Chairperson Nixt commented in light of the discussion of the excessive canopy it seems <br />logical to redirect what may be excessive in one area to another area of the plan if it <br />meets the requirements. <br />Commissioner Brauer noted the Staff Review Letter states "The site is required to have a <br />minimum of 48,134 square feet of canopy cover. The landscape plan includes a total of <br />50,115 square feet of proposed canopy cover, including trees used for density <br />transitioning purposes. After factoring out the trees intended for transitioning purposes, <br />there is approximately 47,000 square feet of proposed canopy cover. Another couple of <br />trees should be added to the landscaping plan to satisfy the minimum planting <br />requirements." <br />Mr. Fink stated he and Chris Anderson have had a number of emails and phone <br />discussions. Mr. Anderson has not seen this last revision where there have been a couple <br />more trees added. He believes Mr. Anderson's comments were based on one previous <br />site plan that had a little more impervious surface, which is the basis of the canopy cover <br />calculations, rather than the plan they have since revised. Mr. Fink stated he is confident <br />that with the discussions he has had with Mr. Anderson, and with the additional trees that <br />have been included in this plan, that once Mr. Anderson verifies the calculations of the <br />new impervious surface and the canopy cover, he will be able to recommend approval of <br />this plan. <br />Commissioner Brauer stated the request is to put some of the trees from the south on the <br />northwest portion of the site for a buffer. <br />Mr. Fink stated if the Planning Commission directs he would be agreeable to <br />reorganizing the landscaping plan to create additional planting material for screening in <br />the northwest portion of the plan. <br />—312— <br />
