<br />CASE # 3 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF NORTHERN COUNTIES <br />SECRETARIAL SERVICES EXPANSION; <br />CASE OF CAROL LUBLIN <br />By: Amy Geisler, AICP,Associate Planner <br /> <br />Background: . <br /> <br />Carol Lublin, owner of Northern Counties Secretarial Services (NCSS) has applied for site plan <br />review in order to expand their office building. NCSS is located in the old Lord of Life Church at <br />6139 15ih Lane, at the intersection of 157th Lane and Nowthen Blvd, <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Project narrative <br />c) Site plan <br />d) Landscaping plan <br />e) Building elevations <br />f) Grading plan <br />g) City Staff review letter dated July 3, 2007 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. A public hearing was advertised for the proposed <br />amendment to NCSS' Conditional Use Permit. <br /> <br />Funding Source: <br /> <br />Staff time spent revie'wing land use applications is reimbursed through the escrow account <br />established for each application. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 4,434-square foot addition onto the existing NCSS <br />building, which is about 6,650 square feet in size, The subject property is approximately 5.6 <br />acres in size and is located in the R-I Residential: Rur-al Developing District. The addition is <br />proposed to be used for a new daycare facility and a new delicatessen. <br /> <br />The site plan was evaluated according to B-1 Business District zoning standards, as well as some <br />specific setback requirements called out in the existing CUP, The site plan is meeting all setback <br />requirements, <br /> <br />29 <br />
