Owens: <br /> <br />'Neare in receipt of a Site Plan, Landscape Plan, Floor Plan, and Buildmg Elevations <br />prepared by Lampert Architects dated June 6, 2007 and a Grading and Drainage Plan <br />prepared by Pierce Pini and Associates Inc. dated June 6, 2007. We offer the folloVlring <br />comments: <br /> <br />General: The site plan is proposmg"aA,-434-square foot addition onto the existing Northern <br />Counties Secretarial Services building located at 6139 157m Lane NW' The addition is <br />proposed to accommodate a d.aycare facility; a renovation of the existing building is <br />proposed to accommodate a new delicatessen. <br /> <br />Zoning: The site is zoned R-1 Residential: Rural Developing. The secretarial service has an <br />existing Conditional Use Permit that allows for office and daycare uses in a residential area. <br />You have requested an amendment to the CUP to add the deli, which will be considered by <br />the Planning Commission along with your site plan request. <br /> <br />Because this is a commercial operation located in a residential district, B-1 Business District <br />zoning requirements 'will be used to evaluate the proposal. The existing CUP for the business <br />also has some specific setback requirements called out, which will be reviewed as well. <br /> <br />Access: The site currently has one access from 157th Avenue, and a second, unused and gated <br />access off of 158th Avenue. No changes are proposed to the existing access as part of the <br />building expansion. The site plan was submitted to Anoka County for review and comment, <br />no comments have been received to date. <br /> <br />Maximum Structure Area: The lot is approximately 5.6 acres (243,936 square feet). '\Vith <br />the new addition, the building 'will be approximately 11,084 square feet, for a total building <br /> <br />38 <br />
