The B-1 Business District has a maximum structure area of 35%. The <br />existing CUP also caps total building area on the site to 22,OOOl'quare feet. <br /> <br />Utilities: The facility is currently served by a well and septic system. Either the existing <br />system 'will need to be upgraded or replaced to accommodate the new use, or municipal <br />sewer and ,vater 'Will need to be brought to the site. Should municipal services be required, a <br />Comprehensive Plan Amendment would be necessary before the project can move forward. <br />A drainage and utility easement would also be necessary, depending on utility routes. The <br />need for a fIre suppression system should also be part of the analysis on what type of utility <br />upgrades are ultimately selected. <br /> <br />Setbacks: The B-1 Business District requires front, side, side comer, and rear building <br />setbacks of 35 feet, 10 feet, 20 feet, and 35 feet, respectively. Parking lots and paving must <br />be 20 feet from the street right-of-way. <br /> <br />The existing CUP also requires an 100-foot building setback (technically 80-foot buffer and <br />20-foot building setback from that buffer) from the common property line ,with Lot 3, Block <br />4 Halls Dover Acres. A 120-foot building setback (technically 100-foot buffer and 20-foot <br />building setback from that buffer) from the northeast and east property lines. As the building <br />is proposed to expand to the south and west, no additional encroachment is proposed to the <br />north, northeast, or east. The proposed expansicm meets all setback requirements. <br /> <br />The existing CUP also calls out that any daycare play areas be located and screened such that <br />adjacent properties are protected from noise. The play area is proposed on the western side of <br />the building, and will be fenced. <br /> <br />Architectural Standards: The B-1 Business District requires that e1.'1erior wall fInishes <br />consist of brick, stucco, glass, wood, natural stone, pre-case concrete, other materials as <br />approved by the City. The existing building is brick and siding, and the expansion is <br />proposed to be a combination of brick and 'i4log siding, <br /> <br />The site plan indicates the play area will be fenced in; please in~cate its proposed height and <br />what type of material V\rill be used. A fence taller than 6 feet may require a separate building <br />permit. <br /> <br />Waste Storage: City Code requires waste storage facilities to be enclosed. There is a note on <br />the site plan that a trash and recycling area 'Will be located on the site at a future date. If any <br />area is to be located outside, it must be fully screened and meet the setback requirements <br />discussed above. <br /> <br />Signs: The site plan also notes tllat new signage may be planned for the building. Any new <br />signage requires a separate sign permit, which is reviewed by City Staff. <br /> <br />39 <br />
