<br />CASE #: <br /> <br />tf <br /> <br />PUBLIC HEARING <br />REQUEST FOR REVISED PRELIMINARY PLAT AND <br />PRELIMINARY SITE PLAN REVIEW OF RAMSEY TOWN CENTER 6th ADDITION; <br />CASE OF D.R. HORTON, INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />D.R. Horton Inc, received final site plan and final plat approval of Ramsey Town Center 6th <br />Addition in May of 2005. In November 2006, the City Council granted an extension of final plat <br />approval until May 2008. D.R. Horton now wishes to make some revisions to the original plat, <br />thus requiring review of a new preliminary plat and site plan for the project. <br /> <br />The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Public hearing mailing list <br />c) Previously approved preliminary plat <br />d) Revised preliminary plat/site plan sheet <br />e) Revised grading and drainage plan <br />f) Revised landscaping plan <br />g) Approved building elevations <br />h) Revised building elevations <br />i) City Staff Review Letter dated July 3, 2007 <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet were notified of the public <br />hearing for the preliminary. plat and site plan. <br /> <br />Funding Source: <br /> <br />Staff time spent reviewing land use applications is reimbursed through the escrow account <br />established for each application. <br /> <br />Observations: <br /> <br />The Subject Property is west of Ramsey Town Center 2nd Addition, D.R. Horton's fIrst phase of <br />townhomes which are immediately west of Ramsey Blvd. The previously approved plan had a <br />total of 78 units (44 rowhouse units and 34 back-to-back units); the revised plan shows 77 units, <br />which will be all rowhouse style. The primary reason for the plat revision is to accommodate a <br />change in the type of units to be constructed. <br /> <br />The preliminary plat shows a combination of public and private streets; the street network is <br />somewhat revised from the previously approved plan. The development is surrounding by public <br />roads (East Ramsey Parkway, Peridot St. 146th Ave., and Rhinestone St.). The private streets are <br /> <br />43 <br />
