<br />all shown to be 24 feet wide and meet City requirements. The development is providing 10 <br />parking spaces along the private streets. <br /> <br />The development is showing several small nodes of open spaces,- mostly between buildings. The <br />larger open space area will function as a rain garden to assist in stormwater quality. Minor <br />changes need to be made to the drainage, grading, and utility plans as noted in the Staff Review <br />Letter. <br /> <br />As part of the Tovvn Center AUAR, a detailed traffic analysis was completed that anticipated the <br />type and size of development shown on the plat. The proposed development is consistent with <br />the traffic modeling system used as part of the AUAR analysis, <br /> <br />The new building elevations are somewhat different than the previously approved rowhouse <br />units; both versions are included in the l1Xl7 plan packet. Staff is recommending that some <br />changes be made to the middle units within the building; adding a cantilever to the middle units <br />and making some slight changes to the color placement would improve the overall look of the <br />building, in Staff's opinion. All of the proposed units meet setback and driveway length <br />requirements. <br /> <br />Recommendation: <br /> <br />Staff recommends that the revised preliminary plat and preliminary site plan of Ramsey Town <br />Center 6th Addition be approved subject to compliance with City Staff Review Letter dated July <br />3,2007. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve the revised preliminary plat and preliminary <br />site plan of Ramsey Town Center 6th Addition subject to compliance with City Staff Review <br />Letter dated July 3, 2007. <br /> <br />-or- <br /> <br />Motion to the recommend that the City Council deny the preliminary plat and preliminary site <br />plan of Ramsey Town Center 6th Addition. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />Civil Engineer II <br /> <br />pc: 7/11/07 <br /> <br />44 <br />
