PublicIPrivate Streets. The plat is surrounded by public streets, with a private street <br />network tlrrough the interior of the plat; the street netvvork is somewhat revised from the <br />approved plat. The private streets are all shov,l]} to be at least 24 feet wide. The plat is <br />providing 10 additional parking spaces along the private streets. The street names must be <br />aligned with the Anoka County naming grid. <br /> <br />6. Open Space: The proposed development is across from the proposed East Meandering <br />Commons Park in the middle of the Tov,l]} Center. lbis park will provide a variety of <br />pedestrian and recreational opportunities. The site is also within walking distance of the <br />Rhinestone Commons vvhich will have a softball field and a shelter. The development is <br />shmving one open area which will function as a rain garden to assist in stormwater quality. <br /> <br />7. Access and Streets: The development vvill receive access from the public streets of Peridot <br />St. l\1W, 146th Ave. N\V, and Rhinestone St. l\1W. It should be noted that there will be no <br />direct vehicular access to East Ramsey Parkway from this development. Also, because 146th <br />Avenue is not yet dedicated public right-of-way, an access agreement or easement will be <br />needed for this development to utilize the northerly accesses as shov,l]} on the site plan. <br /> <br />8. Grading and Drainage: Staff has received a grading and drainage plan for the development <br />and has the following comments. Stormwater calculations must be submitted to the city and <br />Lower Rum River Water Management Organization for verifIcation of conformance with the <br />master drainage plan. The rock construction entrance on the SWPPP should be replaced with <br />the requirement for daily sweeping of adjacent streets. The responsibility for the SVlPPP on <br />this site must be transferred to the new ov,l]}er and contractor prior to commencing <br />construction. <br /> <br />The grading plan shows multiple elevations for the fIrst floor in each building. There is also <br />a notation on add. risers. The location of the risers and the elevation of each unit must be <br />specified. The final plans must include a lot by lot tabulation specifying garage, fIrst floor, <br />lowest opening, and driveway slope. iill example is available from the Engineering <br />Department. <br /> <br />66 <br />
