They must be tied to the Ramsey ToV\'ll Center <br />Benchmark map prepared by Hakanson Anderson & Associates, Inc. <br /> <br />9. Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The watermain must be connected to the mains in <br />Rhinestone Street and Peridot Street in addition to connecting to the stubs from 146th <br />Avenue. The watermain stubs on each segment of 145th Place must be connected through the <br />infiltration basin. Additional valves must be added to keep the number of units impacted to a <br />minimum if the water must be shut off. The dty standard isa maximum of 10-15 units with <br />out water by closing 2 valves. <br /> <br />The typical townhome sewer and water service detail must be verified 'With the fire <br />deparbnent and building department. The 2x2 post on the irrigation detail must be replaced <br />VI~th a "Blue Carsonite Marker"; <br /> <br />The inverts of the storm sewer entering the infiltration area must be within 1.0 ft of the <br />bottom of the basin. The upstream structure may need to be deepened to maintain a flat slope <br />and minimize the energy of the water entering the basin. <br /> <br />Continuation references and sheet overlap must be provided on all sheets. These plans are <br />the basis for the city as-built records that will be maintained for future reference on utility <br />connections. <br /> <br />10. Tree Preservation. A tree preservation plan was approved at the fmal plat stage of the <br />Ramsey To VI'll Center Addition. There was a limited amount of trees originally located on <br />this parcel prior to development and the existing trees that did exist were removed as part of <br />the approved tree preservation plan. <br /> <br />II. Sidewalks, The plan is showing a system of internal sidewalks which will provide <br />connectivity. A sidewalk must be added on the west side of the infiltration basin. Sidewalks <br />are shown on the public streets as being constructed by others. The master developer is in <br />-default, the responsibility for these sidewalks needs to be defined in the development <br />agreement as part of final plat approval. <br /> <br />12. Park DedicationITrail Development: The Ramsey ToVl'll Center project was covered by a <br />Master Development Agreement and Parks Agreement. The developer is in default on <br />obligations covered by these agreements. Staff was unable to c;letermine the status of park <br />dedication requirements for RTC 6th Addition at the time of this letter, due to the July 4th <br />holiday. This information "will be available before the Planning Commission meeting. <br /> <br />13. Traffic Generation: As part of the ToV\'ll Center AUAR, a detailed traffic analysis was <br />completed that anticipated the ty-pe and size of development shown on the plat. The proposed <br />-development is consistent with the traffic modeling system used as part of the AUAR <br />analysis.
