This proposed <br />development does not generate mo~e traffic. than was anticipated. <br /> <br />14. Stormwater Trunk Fees: The 2007 Stormwater Trunk Fee is $416.00 per unit. This fee <br />will need to be paid prior to the release of the final plat for recording. <br /> <br />15. Sewer and Water Trunk Fees:. The 2007 Sewer and Water Trunk fees are $3,144.00 per <br />unit. These fees will need to be paid prior to the release of the final plat for recording. <br /> <br />16. Other Permits. The Developer is responsible for obtaining any and all permits required <br />from other regulatory agencies. <br /> <br />17. Townhouse Design/Architectural Standards: The development is proposed to consist of <br />all rowhouse-type units, similar to those already approved as part of Ramsey Tov\1J1 Center 2nd <br />Addition. Elevations of the proposed buildings, identifying exterior treatment of materials <br />and colors have been submitted. Staff would make a few minor suggestions on the elevations: <br />consider adding a cantileveribumpout on the two interior units to match the end units, and <br />repeating the color pattern on the bumpouts asOB the end units. Staff believes this would <br />improve the overall look of the building and better match the comparable units already <br />constructed in the 2nd Addition. <br /> <br />City Code calls out for a separate review of all TO\li7Jl Center plans by the RTC Review <br />Board, of which City Staff is a majority. Several of the Board members are no longer <br />available to serve on the Committee, and so City Staff is incorporating the separate Board <br />review process into the regular inter-department plan review process, <br /> <br />18. Off-Street Parking RequirementslDriveways: The TC-4 District requires 2 off-street <br />parking spaces for each unit; each unit has its ,Dvm driveway and 2-car garage, thus satisfying <br />this requirement. All driveways also meet the 20-foot minimum length requirement. Parking <br />is permitted on the adjacent streets. <br /> <br />19. Landscaping: Staff comments on the landscaping plan will be available prior to the Planning <br />Commission meeting. <br /> <br />20. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system v,1ill need to be provided <br />throughout the development where sodded and landscaped areas will be established. Any <br />irrigation systems v,1ill need to be reviewed and approved by the City Engineer. <br /> <br />21. Mailbox Location: The placement of mailboxes for the townhome units should be located <br />along the private streets when possible. Location of mailboxes along public streets will need <br />to be clustered and is subject to the review and approval of the Streets .Supervisor. <br /> <br />22. Address Signage: The City will be requiring an address location. sign (specifying the <br />addresses contained in each building) to be placed at the entrance of all private streets.
